What Are the Benefits of a Clear Span Property?

Ideally, when you are going to construct a property you have to consider flexibility and safety. In the construction industry, all buildings must follow strict safety regulations. These safety regulations must be followed at all costs and they serve as guidelines when designing properties. Nevertheless, there are two main styles of building construction one is clear span property or clear span tent building while the other is property supported by beams.

Apparently, it has been found that clear span buildings are more beneficial compared to beam-supported properties. This claim has drawn flak because for decades, most if not all properties in the United States of America are beam-supported. If you stroll around subdivisions you will find that majority of the houses are designed and built in beam-supported construction. Every house had to be built this way utilizing the standard post and beam process. For residential houses this would mean the use of vertical wood beams that are separated at approximately 8 feet with corresponding vertical beams right above them to serve as support. The beams that are horizontally positioned are used as a roof or to support a second floor.

Meanwhile, clear span property uses tension fabric instead of conventional beams. Another term for this specific style is free spanning or truss-arching construction. Buildings and houses that are designed this way do not use any form of support like posts or interior beams but rather use durable yet light galvanized and aluminum steel. These steels are securely positioned from the ground up and they are designed with open spaces right between the arches of the building.

Going beyond the conventional may stir up confusion and people are actually questioning if there are benefits to using the clear span technique in architecture. Well, the most obvious advantage of a clear span property is you get a free flow of all floors this means that each floor is free of obstruction caused by the beams. Getting rid of the beams will help maximize the space since there will be no columns in sight. Furthermore, since there won’t be any ceiling beams in all floors then it means you can use all of the spaces for storage purposes. This is very beneficial for commercial buildings since you can stack up products from floor to ceiling.

One might think that the foundation and the integrity of the building may be compromised in this type of constructional design. Well, as surprising as it may sound but clear span properties are actually pretty durable and considering that fewer materials are going to be used during its construction it’s safe to say that this type of technique in construction is very economical. Aside from acquiring more space inside of your property, construction costs will also be significantly lower compared to conventional structures since you won’t be spending any money on posts and beams. Operating costs will also be greatly reduced. If you intend to build a property for storage purposes, you can greatly benefit from a clear span building as it offers more space while lessening operating costs. Think about it, the investment will not be as massive as traditional buildings and the ROI will be far greater.

The lack of pillars will make it easier for you to store and move your products making your property safe, versatile and cost-efficient. If you are planning to design a building and turn it into a warehouse you should consider a clear span property design to eliminate obstructive pillars and to maximize the space. This is particularly beneficial if you are going to store products that come in various shapes and sizes. However, you have to make sure that the building is going to be designed by a licensed engineer to ensure maximum safety and to avoid potential collapse. You also have to ensure that the materials used are of excellent quality and are free from corrosion.

If you are contemplating about building a property and you intend to use it as a warehouse or as a storage room for your products then you can greatly benefit from a clear span property. Talk to your engineer or architect about it and request for a clear span property.
